The intent of the design for this new development project located adjacent to a historic market house in the South Side neighborhood is to serve as a catalyst for increased commercial and residential activity on Bedford Square. The design proposes the construction of three primary structures to complete the urban framework of the square and adjacent streets, using a building module based upon historic infill construction that also results in the creation of a private, central courtyard at the interior of the block.

The condominium units are designed as large 'loft' type flats, focusing on solar orientation and capturing views of downtown Pittsburgh and the surrounding hillsides. Vehicular and pedestrian access to these units is obtained through the interior courtyard. An infill building located within the Historic District in the portion of site that fronts the square contains first floor retail space and apartments on upper floors, consistent with its adjacent neighbors. All residential units have access to private and public exterior spaces, and covered parking facilities for residents as well as retail customers are located below all of the structures. A tower element at the corner of the site grounds the development within the city and recalls historic structures formerly situated on the site.
