The pre-development design for this new housing and mixed use development is a project by dggp Architecture associated with AvroKO of New York City.  The proposed development occupies the corner of Third Ave and 121st Street, New York City.

This 170,000 sq.ft. building is to contain 125 housing units ranging from 500 sq.ft. to 2,500 sq.ft. each.   The lower floors accommodate an existing moving and storage company, while adding 10,000 sq.ft. of storefront retail, and parking for 60 cars.   The building is to include public roof top terraces, recreation facility, pool, and shared building services.  The program maximizes the usable FAR and zoning envelope for a development site that straddles two zoning  designations, each with unique area, setback, and dormer criteria.

The building is designed with a pre-engineered, high performance, unitized curtain-wall system and an articulated terra cotta rain-screen base. The unit types are set up to be compact and modular with a distinctly designed interior character.  The unique interiors provide all of the market amenities, within plans that can be combined and/or separated to fine tune the mix of unit types to respond to specific market demands.

The three alternates developed for the building each explore a unique “signature” for the building while working within the very tight zoning envelope. Each of the alternate façade designs are developed to explore distinctive ways to create rooftop terraces and balcony spaces for a potentially dynamic mix of unit types.
